A tenanted asset is an income instrument that happens to be made of concrete. What decides whether it is a good one is not the building — it is the covenant behind the rent, the years that rent is contracted for, and what it does over the hold. We show you that arithmetic before the asking price, not after it.
How we assess it
Four questions, in this order.
- Covenant
- Who actually pays the rent, and what stands behind them — an operating company on its own balance sheet is not the same risk as a subsidiary carrying a parent guarantee. This is the first question, not the last.
- Lock-in
- The period the tenant is contractually bound. It sets the floor under your income: rent inside the lock-in is contracted, rent after it is a forecast. We state both separately rather than blending them into one yield.
- Escalation
- What the rent does over the hold. A yield quoted on today’s rent tells you nothing about year five; the escalation clause and its frequency are what decide whether the asset keeps pace with inflation.
- Exit
- Who buys this from you, and on what yield. An asset that only works for one type of buyer is an asset with one exit — we price that in before recommending it, not after.
Yields quoted on this page are gross, on the asking price, as published on each listing. Net yield depends on CAM, property tax and the maintenance obligations the lease actually places on the owner — we work those through with you on the specific asset rather than publishing a number that flatters every deal equally.
