Who is the Sachdeva Estates Investor Club for?+
The Investor Club is a private members-only network for commercial real estate investors deploying ₹1.5 Cr and above in the Chandigarh Tricity. Members are typically business owners, HNIs, NRIs, and family offices building income-producing portfolios.
What does Investor Club membership include?+
Members get first access to off-market and pre-leased inventory before it is listed publicly, periodic intelligence reports on the Tricity commercial market, and direct advisory access to the Sachdeva Estates team for ticket sizes ₹1.5 Cr – ₹25 Cr+.
Is there a fee to join the Investor Club?+
There is no joining fee. Membership is by invitation and qualification based on demonstrated investment intent. Apply via the Investor Club application form and our team will respond within 48 hours.
What yields can I expect from Investor Club opportunities?+
Pre-leased commercial assets in our Investor Club pipeline typically target 5% – 7% rental yield with long lock-in horizons of 9 – 25 years. Revenue-share structures (e.g. with QSR anchors) can offer inflation-linked upside above fixed yield.
Can I get financing or a loan for a commercial property purchase?+
We don’t arrange financing directly, but we can connect you with banks and NBFCs we’ve worked with on past commercial purchases. Ask us when you’re evaluating a specific listing and we’ll point you toward lenders suited to that transaction.
What are the registration and stamp duty charges on a purchase?+
Punjab charges stamp duty by buyer category — 6% for a male buyer or a company, 4% for a female buyer, and 5% for joint ownership between a man and a woman — plus a 2.25% registration fee and a flat ₹6,100 computer fee, calculated on whichever is higher: the actual sale price or the government’s notified circle rate. Confirm the exact current figure for your specific transaction with us before budgeting, since rates are revised periodically.
